This exceptional development comprises six high-specification homes in Barton-on-Sea, carefully designed to complement the area's distinctive character while providing modern luxury living just moments from the sea.
The completed scheme comprises approximately 20,000 sq. ft. of residential accommodation and includes:
2 detached houses (Plots 5 & 6) offering spacious family living with sea views
4 three-storey townhouses (Plots 1–4) combining contemporary design with carefully considered layouts
Each property was thoughtfully designed by UAN Architecture Ltd, with planning permission secured through ARC Architecture Limited. Shore Construction was appointed as Main Contractor, delivering the construction works alongside elements of detailed design, coordination, supervision, services and testing.
Working closely with the client and wider design team, we brought together the architectural, structural and steel packages into a coordinated, buildable solution. Particular attention was given to structure and ceiling heights to protect the proportions and character of each home.
The result is a collection of high-quality homes that combine traditional coastal aesthetics with contemporary design, premium finishes and modern building performance.
PROJECT DELIVERY
The development was successfully delivered on time and on budget over a 75-week programme, commencing on 28th October 2024.
From the initial groundworks through to final handover, Shore Construction managed the delivery of the project with a strong focus on quality, coordination, health and safety and programme control.
The project required close collaboration between multiple disciplines and consultants, with our team coordinating the various design and construction packages to ensure they could be efficiently delivered on site.
Our responsibilities extended beyond construction to include elements of detailed design, services coordination and testing. This was particularly important given the high specification of the homes and the need to carefully integrate building services without compromising the architectural design.
A comprehensive QA and snagging process was undertaken throughout the final stages, ensuring each property met the required standards before completion.
QUALITY, COORDINATION & COMPLETION
Becton Rough presented a number of technical and coordination challenges, requiring close collaboration between the architectural, structural, steel, mechanical and electrical disciplines.
Shore Construction worked closely with the design team to develop and coordinate elements of the M&E design, resolve structural requirements and ensure the various packages could be successfully integrated into the build.
Particular consideration was given to maintaining ceiling heights and the proportions of each home while accommodating the extensive building services required by the specification.
The final stages of the project included detailed testing, inspections and an intensive snagging and quality assurance process. This ensured that each property was completed to the required standards and that the premium specification was delivered consistently across the development.
The project was completed within the agreed 75-week programme and on budget, providing six finished homes to the required standard.

The collaborative approach across the client, design team, consultants, contractors and Shore Construction team was central to the successful delivery of the project.
STRUCTURAL INNOVATION
The development incorporated a combination of traditional and modern construction techniques, carefully selected to suit the individual properties and the coastal location.
Key structural elements included:
Advanced foundation solutions accounting for the coastal location
Precision-engineered steel frame construction for the townhouses
Traditional cut roof construction for the detached houses
Concrete plank flooring systems for enhanced structural integrity
Detailed coordination of structural, architectural and steel packages
Careful coordination of structure and ceiling heights to maintain the proportions of each home
By integrating the architectural, structural and steel packages into a single buildable solution, the team was able to address technical requirements while protecting the design intent of each property.
PREMIUM SPECIFICATION
The development was delivered to a high-end specification, with the quality of materials, finishes and building services requiring careful coordination and attention to detail throughout.
Key elements included:
External Materials: Nelissen Rosina clay facing bricks, natural slate and Beauvoise interlocking tiles
Windows: High-performance aluminium window frames
Heating: Underfloor heating throughout with individual zone controls
Renewable Technology: Air Source Heat Pump (ASHP) systems providing sustainable heating and hot water
Ventilation: Mechanical Ventilation with Heat Recovery (MVHR) systems
Joinery: Bespoke fitted joinery and wardrobes
Lighting: Lutron RA2 Select lighting systems with room sensors
Kitchens & Sanitaryware: High-end kitchens and premium sanitaryware
The specification called for a premium finish alongside tight coordination of the mechanical and electrical services. Shore Construction developed and coordinated elements of the M&E design, ensuring services were correctly integrated within the architectural and structural constraints of each property.
SUSTAINABLE LIVING
Environmental performance was an important consideration throughout the development, with each home incorporating modern technologies and building fabric designed to provide comfortable and efficient living.
The homes feature:
Air Source Heat Pumps: Providing efficient heating and hot water
MVHR Systems: Whole-building mechanical ventilation with heat recovery
Underfloor Heating: Energy-efficient heating with individual room controls
High-Performance Glazing: Aluminium windows providing improved thermal performance
Modern Insulation: High-performance insulation systems exceeding current building regulations
The completed homes achieved an air tightness result of 3 m³/h.m², with an energy rating of B within the SAP calculations, demonstrating the focus placed on building performance alongside the premium specification.
SUSTAINABLE LIVING & RESPONSIBLE CONSTRUCTION
