Site acquisition is based on rigorous due diligence. We assess title, ground conditions, planning history, contamination, utilities and access. We evaluate local market conditions, comparable schemes and achievable values. We model development costs, programme duration and return on investment before proceeding with acquisition.
PROACTIVE ENGAGEMENT
Planning is approached strategically. We commission design teams who understand local planning policy and can respond effectively to site constraints. We engage with local authorities and statutory consultees to identify issues early and develop solutions proactively. Pre-application discussions inform scheme design and help establish an acceptable development proposal before formal submission.
Our new build developments respond to their context. Design considers local character, scale and materials while delivering efficient layouts and appropriate specifications. We don't pursue architectural statements at the expense of buildability or commercial performance. Schemes are designed to achieve planning consent, build within budget and meet market expectations.
We manage the full development programme from site acquisition through to disposal or handover. This includes procurement of professional teams, contractor appointment, construction monitoring, quality assurance and practical completion. Programme management is maintained through regular progress reviews, proactive problem-solving and clear accountability.
Construction quality is monitored throughout the build. We conduct regular inspections, maintain snagging registers and ensure defects are addressed promptly. Building services are commissioned properly and performance tested. We coordinate with building control, warranty providers and end purchasers to ensure all certification and documentation is complete.
Commercial management covers all aspects of development finance, cost control and sales or lettings. We maintain accurate cost reporting, manage variations transparently and ensure developments remain within approved budgets. Where schemes are developed for investment sale, we coordinate with agents and purchasers to achieve timely disposal on acceptable terms.
RISK MANAGEMENT AS A STRATEGY
Risk management is embedded throughout the development process. We identify potential issues early, assess their impact on programme and cost, and implement appropriate mitigation measures. Contingency is planned realistically and deployed where necessary.
As part of this we leverage our internal supply chain where this benefits the project and reduces the risk management profile of the scheme.
